This is a translation for convenience. If it differs from the Swedish text, the Swedish version applies and is interpreted under Swedish law.
These terms of use (“Terms”) govern your use of Boannons.se and related services, including the website and mobile app (“Service”), operated by We Flipped Group (“we”, “us”, “our”). By using the Service you accept these Terms.
The Service is available in Swedish, English, Norwegian, Danish and Finnish. The Swedish text is the binding version. If a translation differs from the Swedish text, the Swedish text applies.
Boannons.se is a digital marketplace for property listings. You can, among other things, publish homes for sale, to let or for a home swap, contact advertisers, make an offer where that is enabled, send messages, save alerts and favourites, use a valuation aid and use contract templates. The Service can also draft listing text and read a published listing aloud.
Publishing a listing and keeping it live is free for private individuals and businesses. Some add-on services may be charged (see section 7). We take no commission on completed purchases, sales or lettings.
Estate agents and agencies may use the Service under the terms and verification routines that apply to agent accounts. Separate partner or advertising arrangements can be agreed separately.
You need an account to publish listings, make offers, send messages or use certain features. You can sign in with email and password, or with Google, Apple or LinkedIn. You are responsible for keeping the account details correct and for protecting your sign-in details. You may not let unauthorised people use your account.

You are responsible for the content of your listings. We reserve the right to review, edit, hide or remove listings that breach these Terms, our policy or the law.
When a listing ends you can mark it as removed, sold or let. Sold and let homes may be shown publicly for a short period in the ordinary feed and then in our archive (for example under “Tidigare”) with a clear status. In many cases you can reactivate an archived listing from My page.
A final price or a letting date that you enter may become visible next to the home. Enter only information you are willing to have shown.
Where bidding is enabled, signed-in users can make an offer. An offer through the Service is not in itself a binding contract between the parties — the transaction is between you and the other party. The advertiser is responsible for how offers are handled.
Messages and enquiries sent through the Service are forwarded to the recipient stated in the listing or account, or shown in the conversation between you. You are responsible for the content of your communication.
Some add-ons may be charged. We currently offer, among other things, “Boost listing” — a time-limited visibility feature that shows a published listing as new at the top of relevant lists. The price is shown in the Service before purchase. A standard boost currently costs SEK 99 and the listing is shown as new for seven days.
Payment is made through our payment provider (Stripe). When you buy, you enter into a contract for the selected add-on. Digital services delivered immediately after purchase are normally not covered by the right of withdrawal under the Swedish Distance Contracts Act when you have expressly agreed to immediate delivery. Contact us about an incorrect charge or a technical problem.
A paid boost is not a guarantee of a sale, a letting or a particular number of views.
You can save searches and alerts and receive email or, where supported, push notifications when new homes match. You can also watch value trends for a municipality and a type of home. A value watch is confirmed through a link in an email. You are responsible for keeping contact details up to date and can turn alerts off on My page or in the device settings for push.
When you ask for a draft listing text, the property facts you have entered — for example type, floor area, price, address and place — are sent to a language model at OpenAI. Contact name, email and phone number in the contact fields are not included, and neither is a description you have already written. The draft is an aid. You are responsible for reviewing it and for what is published.
A published listing can be read aloud. The title, place and description are then sent to OpenAI, which produces an audio file. The audio file can be stored and played in the Service.
The valuation is an estimate based on the details you enter and public statistics, including from Statistics Sweden (SCB). It is not a formal valuation report, not a survey and not advice on whether to buy, sell or let. A short written explanation can be produced by the same kind of language model. Anyone with the link to the result can open it.
AI features and the valuation can be changed, limited or removed.
The Service may offer contract templates and links to external services for signing (for example Signeradokument). The templates are aids and do not replace legal advice. External services have their own terms and privacy policies, which you must accept separately.
Businesses that want to appear through partner or advertising formats on Boannons.se do so under a separate agreement. Those arrangements are distinct from free property listings for private individuals and businesses listing their own homes.
Boannons.se provides a platform. We are not a party to transactions between users and accept no responsibility for the quality, safety, lawfulness or accuracy of listings, offers, messages, valuations, AI-generated text or audio, or contracts between parties. Use is at your own risk to the extent the law allows.
All content on Boannons.se, including design, logos, text and code, is owned by We Flipped Group or our licensors. By uploading material you give us a non-exclusive right to display, store and distribute the material in the Service, including share images, audio readings and archive presentation, for as long as it is needed to operate the Service.
We may update these Terms. Material changes are communicated through the Service or by email when that is reasonable. Continued use after a change means that you accept the updated Terms.
We may suspend or end access to the Service if you breach the Terms or use the Service in a way that may harm us or others. You can request deletion of your account at any time under our privacy policy.
These Terms are interpreted under Swedish law. Disputes are decided by a Swedish court, unless mandatory consumer rules give you the right to another forum. The Swedish language version takes precedence over translations.
