Privacy policy

This is a translation for convenience. If it differs from the Swedish text, the Swedish version applies and is interpreted under Swedish law.
1. Introduction
We Flipped Group (“we”, “us”, “our”) cares about your privacy. This policy describes how we collect, use and protect personal data when you use Boannons.se and the related app (“Service”), in accordance with the GDPR and Swedish data-protection law.
The policy is available in Swedish, English, Norwegian, Danish and Finnish. The Swedish text is the binding version.
3. What personal data do we collect?
Depending on how you use the Service, we may process:
- Account and contact details: name, email, phone number, sign-in method (email and password, Google, Apple or LinkedIn), profile details and business or estate-agent details
- Listing details: property information, addresses, images, descriptions, price, lifecycle status (active, upcoming, sold, let, removed), and any final price and date
- Communication: messages in the Service, enquiries via contact forms, offers (amount, conditions, the bidder’s contact details) and replies to you
- Alerts: saved search filters and, if you watch without an account, your email address. You confirm the alert through a link in an email (double opt-in). We also store confirmation and unsubscribe times. Aggregated counts of watchers per area can be shown to sellers without revealing anyone’s identity.
- Valuation: municipality, type of home, floor area and other facts you enter (for example rooms, year built, tax assessment value and fee), an id so the link to the result works, and a hashed IP address to limit abuse. A street address is not collected in the valuation. If you watch value trends we store your email address and ask you to confirm via a link.
- AI input: property facts you submit for a text draft (including address and place if you entered them, but not contact name, email or phone, and not a description you have already written), the published title, place and description when a listing is read aloud, and valuation details and the result when a written explanation is produced.
- Favourites: homes you save are linked to the account when you are signed in. In the browser, ids of saved homes can sit temporarily in local storage before they are moved to the account.
- Device and push data: push tokens and device type when you use the app and allow notifications
- Payment-related data: when you buy add-ons (for example a boost), card details are handled by Stripe. We normally store an order or session reference, amount and status — not the full card number.
- Technical information: IP address, browser, device, logs, cookies and similar technology, including the language you chose (see the cookie policy)
- Usage data: how you navigate and use the Service, via Vercel Analytics and PostHog, if you have accepted analytics cookies
4. How do we use your personal data?
- Provide the account, listings, Snabbspår (quick listing), search, archive, messages and My page
- Show public listings and, where relevant, archived homes with a status
- Forward messages and offers to the right recipient
- Produce a valuation, a written explanation, a draft listing text and an audio reading when you ask for them
- Remember the language you chose
- Protect certain forms against automated requests
- Send service email (for example confirmations, a welcome email when you publish, email when a home is marked as let, alert emails, offer notices)
- Tell you about new listings that match your saved search (email and/or push)
- Show aggregated demand (number of watchers in an area) to help sellers
- Send push notifications where you have allowed them
- Handle payment and delivery of add-on services (boost)
- Generate share material (for example images for social media) linked to your listing
- Improve the Service, prevent abuse and meet legal requirements
5. Legal basis
- Contract: account, publishing, offers, messages and contact features, purchased add-ons, and valuation and AI features that you request yourself
- Legitimate interest: operation, security, protection against abuse, product development, archive presentation of ended listings, limited statistics
- Consent: non-essential cookies and analytics (Vercel Analytics and PostHog), search alerts by email without an account (confirmed via a link), certain marketing messages, push notifications
- Legal obligation: bookkeeping and other legal requirements where they apply
6. Sharing of personal data
We do not sell your personal data. We may share data with:
- Other users: information you make public in listings, and messages and offers you send to another party
- Supabase: database, authentication and file storage
- Vercel: hosting and, with consent, website analytics (Vercel Analytics)
- PostHog: product analytics in the EU, only if you have accepted analytics cookies. Requests go through our address /ingest to eu.posthog.com
- Resend: sending email
- Stripe: payment for add-on services
- OpenAI: text drafts, valuation explanations and audio readings. Data may be processed outside the EU/EEA. We require the safeguards the law demands
- Cloudflare: Turnstile, to tell people from automated calls on certain forms (for example forgotten password, alerts and partner enquiries)
- Expo / push provider: delivery of push notifications in the app
- Google, Apple and LinkedIn: when you choose to sign in through them. They are independently responsible for their sign-in service
- External partners: for example Signeradokument if you use their service via our links — their terms and policy then apply
- Authorities: when the law requires it
Suppliers act as processors or as independent controllers under contract and law. Data may be processed inside or outside the EU with appropriate safeguards where required.
7. Retention
We keep data for as long as it is needed for the purposes above. Active accounts and listings are kept while you use the Service. Archived, sold and let homes may be kept publicly in the archive for transparency and history until you remove them, request deletion, or until we retire the content.
Alerts are kept until you delete them or unsubscribe via the link in the email. Email alerts without an account are stored while the alert is active. Valuations are stored so the link works. Value watches are stored until you unsubscribe. Audio files for readings are stored with the listing until the listing is removed or the file is replaced. Offers and messages are kept for as long as they are needed for the service and any complaints. Payment records may be kept under bookkeeping rules. Logs and technical data are deleted on an ongoing basis.
8. Your rights
Under the GDPR you have the right to:
- Access your personal data
- Rectify inaccurate data
- Erase data (“the right to be forgotten”), with the exceptions the law allows
- Restrict or object to certain processing
- Data portability
- Withdraw consent (for example analytics cookies, email alerts or push) without affecting lawful processing before then. End an email alert via the link in each alert email or on My page.
You can delete your account yourself in the app and on the website: open Delete account (Account → Delete account). The account and the related profile and listings are removed permanently after confirmation. You can also contact us at kontakt@boannons.se.
9. Security
We take technical and organisational measures to protect personal data, including access control, encrypted traffic (HTTPS) and secure cloud services. No transmission over the internet is entirely without risk.
10. Cookies

11. Changes
We may update this policy. Material changes are communicated through the Service or by email when that is reasonable. The date at the top shows the latest update.
12. Complaints
You can lodge a complaint with the Swedish Authority for Privacy Protection (Integritetsskyddsmyndigheten, IMY) if you believe we process your data incorrectly.
